If you’ve been looking for an amazing alternative to a condo or considering a downsize, you’ve just found it! This is an extremely rare opportunity to own a completely renovated 2 bedroom, 1 bath bungalow in the Clairfields neighbourhood. Located just a block from the Clair/ Gordon amenities, you can just walk to shopping, banking, groceries, restaurants and more. From the curb, you’ll notice the new concrete driveway, the almost new garage door (2019) and the clean lines of this home. Inside the front door you’ll get the feeling that this house is much larger than it is with tons of natural light and huge vaulted ceilings. Walk through the spacious family/ dining room on the new hardwood floors to the kitchen which has been completely redone and includes a gas stove (still waiting on stainless steel fridge to arrive!). Morning coffees at the bistro table or peninsula would be amazing here! Off to the side are two spacious bedrooms with new carpet and an updated bathroom. This home also has a side entrance with main floor laundry that leads to a giant (I mean giant) unfinished basement with rough in for plumbing. We’re not done yet: you can access the private, treed backyard via a side gate or through the kitchen sliding doors to arrive on the deck for summer BBQs. (62383236)

The following demographic information is based on the dissemination area as defined by Statistics Canada. A dissemination area contains, on average, approximately 200 – 400 households and is often referred to as a small neighbourhood. Data has been provided by a 3rd party supplier based on census data from Statistics Canada.
When Beth and Ryan were younger, the intersection of Clair Rd and Gordon St was considered “out of town”. It wasn’t much more than fields and the Pergola Inn, known for it’s mini golf, arcade and batting cages. Now, it’s Guelph’s most recent mega-development.
With restaurants, grocery stores and movie theatre Clairfields has truly become a complete neighbourhood unto itself. Part of the popularity is the easy access to the 401 just a few minutes down the road for commuters.
There are a wide variety of home styles here, and they are still building: from condo town homes, detached smaller foot print, 3-4 bedroom 1800 sf homes and estate homes pushing the $1 million dollar mark.
It’s worth noting that the only IB accredited Catholic high school in Guelph, Bishop MacDonnell is found in this area on Clair Rd.
The Clairfields area is still in growth mode, giving potential buyers more options if they’d like a custom build versus existing resale home. As a result, the average sale price in this area declined in 2019 vs 2018, but we anticipate this is only a short term impact.
