2027 Guelph Real Estate Predictions: More Sales, But Lower Prices?
Will Guelph home prices fall again in 2027? Will buyers finally return? Here are our three predictions for the year ahead.
Every fall, we look at the numbers, consider what economists are saying and make a few predictions about the Guelph real estate market for the coming year. Some years we’re pretty close. Other years, well, that’s why they’re called predictions!
For 2027, we’re expecting something a little different: a busier real estate market, but not necessarily a more expensive one. After several years of economic uncertainty, changing mortgage rates and cautious buyers, we think 2027 could be another year of adjustment before Guelph experiences a more sustained recovery.
📊 First, what happened in Guelph in 2026?
Through September 2026, Guelph recorded fewer sales and lower average prices than during the same period in 2025.
| Guelph market indicator | January–September 2026 |
|---|---|
| 🏠 Homes sold | 1,180 (down 9.7%) |
| 💰 Average selling price | $770,475 (down 2.9%) |
| 📉 Total sales volume | $909.2 million (down 12.3%) |
But the market hasn’t been equally challenging for every property type. Detached homes have generally held up better than condos and townhouses, while buyers have become increasingly selective about price, condition and location.

🔮 Our three Guelph real estate predictions for 2027
🏡 Prediction #1: Guelph home prices decline another 0%–2%
Our call: Average selling prices will remain relatively stable or decline slightly in 2027.
After several years of adjustments, many homeowners are hoping that 2027 will finally bring a meaningful increase in property values. We’re not convinced that’s going to happen just yet.
Although lower borrowing costs may help some buyers, affordability remains a challenge, and the amount of available inventory gives buyers considerably more choice than they had during the peak market. We also believe sellers will continue adjusting their expectations to reflect what buyers are actually willing to pay.
That doesn’t mean we expect a dramatic housing downturn. Rather, we anticipate another year of relatively modest price adjustments as the market searches for a more sustainable balance.
Not every home will experience the same decline
We’re predicting the average selling price, not that every individual property in Guelph will lose 2% of its value. The citywide average is affected by the mix of homes sold. More expensive detached sales can push the average higher, while a larger share of entry-level condo sales can pull it lower.
That’s why we encourage homeowners to look at comparable sales in their own neighbourhood. Explore our Recently Sold Homes in Guelph page for context.
🔑 Prediction #2: Guelph home sales increase 5%–10%
Our call: More homes will change hands in 2027, even if prices don’t increase.
This is where we’re a little more optimistic. Many potential buyers and sellers have been waiting for more certainty. But people can’t postpone housing decisions indefinitely. Families grow, jobs change, people retire and others decide it’s time to downsize.
We believe some of that pent-up activity will return in 2027. Our prediction is that the number of Guelph homes sold will increase approximately 5%–10% compared with 2026. Slightly lower prices could actually help bring more buyers back into the market.
💰 What about mortgage rates?
Mortgage rates will continue to influence affordability, but we’re not counting on dramatic rate reductions to drive the market. Variable rates are more directly influenced by the Bank of Canada’s policy rate, while fixed rates are strongly influenced by bond yields.
Rather than waiting for the perfect mortgage rate, we think more buyers will make decisions based on their housing needs and what they can comfortably afford. That could translate into more transactions without significant upward pressure on prices.
Even if sales increase, buyers may still have plenty of choice. Homes priced appropriately and presented well should attract more interest than properties with unrealistic asking prices.
🏘️ Prediction #3: Condos and townhouses begin to recover
Our call: Condo and townhouse sales will grow faster than detached-home sales, but prices may remain under pressure.
Guelph’s condo and townhouse market has experienced greater price pressure than the detached segment. For first-time buyers and downsizers, that could create interesting opportunities.
In September 2026, condo and townhouse sales were approximately 35% higher than in September 2025, even though average selling prices remained lower. One month doesn’t establish a trend, but it may indicate buyers are beginning to respond to improved affordability.
As affordability remains challenging, condos and townhouses may appeal to buyers priced out of detached homes. Downsizers may also continue looking for less maintenance and a more manageable lifestyle.
Of course, buyers still need to consider condo fees, property taxes, financing costs and the condition of the condominium corporation.

📈 Our wildcard: Could investors return to real estate?
Every predictions article needs one wildcard! Higher borrowing costs, weaker price appreciation and the responsibilities of being a landlord have made investment properties less appealing to some buyers. Meanwhile, stock markets have attracted considerable attention.
But what happens if stock-market volatility increases while Guelph property prices become more affordable? Some investors could reconsider residential real estate, particularly properties with attractive rental income relative to purchase price.
We’re not predicting a stock-market crash, and financial-market weakness doesn’t automatically translate into housing strength. Still, we wouldn’t be surprised to see renewed interest in Guelph investment properties during 2027.
🏡 What does this mean for Guelph buyers and sellers?
For buyers: Slightly lower prices, more selection and less pressure to make immediate decisions could create opportunities.
For sellers: Accurate pricing, presentation and a strong marketing strategy remain essential. We don’t expect buyers to overlook overpriced properties just because sales activity improves.
For downsizers: The condo and townhouse market could offer opportunities, especially for homeowners moving from larger detached properties.
Guelph isn’t one single real estate market. Conditions vary between neighbourhoods, property types and price ranges. That’s why we focus exclusively on Guelph and follow the local market closely.
🎯 Our final 2027 Guelph real estate predictions
We’re not expecting a dramatic housing boom, but we’re also not forecasting a market collapse. Instead, we think 2027 could bring healthier activity while prices continue adjusting to affordability and economic conditions.
And as always, we’ll revisit these predictions at the end of the year to see how we did!
