South Guelph Neighbourhood Guide
Pineridge and Westminster Woods are popular south-Guelph neighbourhoods known for family-oriented streets, parks and trails, a broad mix of detached homes and townhouses, and convenient access to shopping, recreation, the University of Guelph and Highway 401.
Location & Character
Located south of Kortright East and north of Clairfields, Pineridge and Westminster Woods are among Guelph's best-known family-oriented south-end communities. Much of the area was developed through the 1990s and 2000s, creating suburban streets with attached garages, modern layouts and a range of home sizes.
Pineridge includes modest detached homes, townhouses and larger executive properties as you move east. Westminster Woods is recognizable by its landscaped entrances, clock tower and roundabout, and has a strong sense of neighbourhood identity.
Detached homes, townhouses, semis and condominiums provide options across a wide range of sizes and price points.
Schools, parks, recreation and a large population of families make this one of south Guelph's most popular family areas.
Clair Road, Gordon Street and nearby Highway 401 make the area convenient for shopping and commuting.
Parks & Trails
One of the area's biggest outdoor assets is Preservation Park, a large forested natural area with trails popular for walking and dog walking. The neighbourhood also includes an internal network of parks, trails and landscaped community spaces.
Some Westminster Woods properties contribute a nominal monthly amount toward maintenance of certain trails and parks through a Parcel of Tied Land (POTL) arrangement. Buyers should confirm whether a specific property has a POTL and review the applicable documents and fees.
Housing
The neighbourhood contains an unusually broad range of housing. Buyers can find detached family homes, semi-detached properties, freehold and condominium townhouses, apartment-style condos and larger executive homes. Current MLS® inventory illustrates that range, from smaller condos and townhouses to large detached properties.
