This month for GuelphToday, we take a look at the past and future of Guelph real estate.<br /><br />Looking back over Q1 2023, it fell significantly vs the same period in 2022. After Easter, inventory was actually declining vs March. This is a recipe for higher prices as there appear to be more buyers than sellers right now.<br /><br />If you're selling a home in the $600-$900K price bracket, now may be the time. There isn't much out there, so those houses are moving very quickly for top dollar. This month for GuelphToday, Beth and Ryan Waller talk about the February 2023 Guelph real estate market with Jesse Giovinazzo.<br /><br />February performance: overall sales were significantly lower in 2023 than 2022 (as expected), but also light vs the prior 5 year average. This is likely due to low amounts of inventory hitting the market.<br /><br />This low inventory, combined with buyers coming out to buy had 32% of all sales in February selling over the original asking price. In late 2022, there were 6 units available at Solstice 1/2 on Gordon St and prices were negotiable. Watch out for reports that show dramatic declines in volumes as attention grabbers. Yes, volumes are down vs 2022, but statistically are back in line with pre-COVID volumes. If you can read through the headlines into the data, you'll see that it may be a great time for first time buyers to get back into the market. In some cases, we're starting to see multiple offers and irrevocable times on listings. This is typically found when inventory is low- and that is the challenge in Feb. Low inventory with an increase in buyers is a recipe for a brisk market. Student rental market continues to be a hot topic in Guelph real estate estate. High University enrolment and no guarantee of housing from the University has students and parents scrambling.
