Nowadays, you can search for properties online from the comfort of your own home. However, with so many websites and platforms available, it can be overwhelming to navigate the online property market.

Start by doing your research

Before you begin your online search, it’s essential to research and understand the property market you’re interested in. 

This includes knowing the local property prices, average property size, and the types of properties that are commonly available in that area. 

Doing this research beforehand can help you narrow down your search and save you time and effort.

Additionally, if you already own.a home, be sure to determine whether you want to buy first or sell first. This is a key component of the real estate process.

Use multiple online property search platforms

There are several online property platforms available, and it’s crucial to use multiple platforms to ensure you don’t miss out on any potential properties. 

Some of the most popular online property platforms you’ve probably heard of: HouseSigma,  Zillow, Redfin, Trulia, and Realtor.ca.

 By using multiple platforms, you can compare prices, features, and properties from different sources, giving you a better idea of the market and what’s available.

Another alternative is working with a local real estate agent to set up specific parameters for home searches. They can set you up in their system to receive listings as they hit the market that meet your criteria! They’ll also likely know the status of the 2024 Guelph real estate market to guide you on any homes of interest.

Set your online property search filters- and be realistic!

Most online property platforms allow you to set filters to narrow down your search to your preferred criteria. This can include the number of bedrooms, bathrooms, property type, price range, Guelph neighbourhoods and more. 

Make sure to set these filters before starting your search to avoid being overwhelmed with irrelevant properties. 

Here’s a tip: if you use a Macbook, if you feel your system is sluggish, try to delete cookies on mac since it’s the most common reason that takes up the space and shows irrelevant info. This will save you a lot of time! 

Carefully read the listing description

Once you’ve found a property that interests you, make sure to read the property description thoroughly. This can give you more insight into the property’s features, location, updates, open house info and any potential issues you should be aware of. 

It’s also a good idea to look at the photos and virtual tours of the property to get a better idea of the layout and overall condition. When we list new houses, we are always sure to include detailed floorplans to help a buyer visualize the layout.

Things about the house that you want to know that aren’t in the description? Ask your Realtor to get more information for you- often times this does exist.

Take note of the property’s location

Location is one of the most critical factors to consider when searching for a property. You know what they say: “Location, location, location”. You can always buy a new house, but you can’t change the location.

When you’re looking at Guelph neighbourhoods, be sure to check proximity to essential amenities such as schools, parks in Guelph, public transportation, Guelph grocery stores, Guelph restaurants and other local services. 

For schools, there is a handy tool available at findmyschool.ca– just plug in the address and it will tell you what school your child will attend.

Visit open houses

Prior to the pandemic, buyers were a lot more reliant on open houses. Buyers would see a property online and if they like what they saw, would attend a real estate open houses.

Post pandemic, buyers put greater weight on their online property search. Buyers review photos to make their initial decision. However, there are elements of just being at a house in person that can make a dramatic difference. 

As an example, if a house has been heavily smoked in, you’ll never notice that from photos. Additionally, some real estate photos are distorted or only capture flattering angles that are not truly indicative of the house.

Open houses are a great tool for first time home buyers to get a sense of what their mortgage can buy them. Often times, first time buyers don’t have a realtor and use open houses as a way to view homes without needing an appointment

You don’t need to rush

Finally, you don’t need to rush when searching for a property online- unless of course, you want the process to be over!

Take your time, do your research, and consider all your options before making a final decision. Rushing into a property purchase can lead to regrets and financial difficulties later on.
